Procedure:
This property will be offered
in one (1) tract. This property will be sold by the acre
using the surveyed acres figure of 59.81 acres +/-.
Down
Payment:
10% down payment immediately
following the auction; balance due at closing. If buyer defaults on the
purchase, the down payment will not be refunded. This
auction is not contingent upon financing.
Closing:
To be within 30 days or less of
auction date.
Possession:
Possession of this property
will be given as of date of closing.
Real
Estate Taxes:
2011
taxes due 2012 will be paid by seller. All future
taxes will be paid by buyer.
Acceptance of bid prices:
The successful bidder/s will sign a Contract for Sale of
Real Estate immediately following the auction. Owner
reserves the right to refuse any and all bids.
Title:
The seller will furnish the
successful bidder an Owner's Policy of Title Insurance
in the amount of the purchase price and will provide the
appropriate deed, subject to standard exceptions, conveying
